WHY SHOULD I USE A BUYER'S REPRESENTATIVE?
Buying a home is one of the biggest decisions that you will make in your entire life. Sellers in a typical real estate transaction are represented by a listing agent who handles all of the details of the transaction for them and looks out for their best interests.
As a buyer, why wouldn’t you want the same kind of representation and service? Someone “in your corner”, to look out for your best interests and to guide you through the ins and outs of such a major transaction with so many details.
That’s what a buyer’s agent (or buyers representative) does. They act in your best interest and guide you through every step of the real estate process. Think of a buyer’s agent as an advocate for you – the buyer – in your real estate transaction.
Not all buyer’s representatives are equal, though. All REALTORS® are members of the National Association of REALTORS® (NAR), and are expected to uphold a very strict Code of Ethics. A REALTOR® with the professional designation of Accredited Buyers Representative (ABR®) has completed a specialized training course that is offered by the Real Estate Buyer’s Agent Council (REBAC).
An agent with their ABR® designation understands about the local market and also understands the special needs of buyers. They can provide you with assistance thoughout the entire transaction and will help you make well-informed decisions about your home purchase.
Here are just a few of the services that your buyer’s agent will assist you with:
· Explain and help you complete the various forms needed to complete your purchase
· Advise you on strategies for negotiating
· Present your offer to the Seller
· Provide advice on mortgage options and help you select a lender
· Explain the differences between a pre-approval vs. a pre-qualification from a lender
· Provide names and contact information for various service providers/vendors that may be needed, i.e. home inspector, handyman, surveyor, general contractor, etc.
Once you have selected a qualified buyer’s representative that you would like to represent you on your purchase, you will work together as a team to find and purchase the perfect home. Choosing an agent with their ABR® designation can make a big difference in your home-buying experience and in the final results.
